General Questions

Palladium USA is a Texas-based real estate development and management company specializing in affordable, mixed income, senior 62+, and market rate apartment communities. We focus on high-quality design, long-term ownership, and professional on-site service.


Our communities are located across Texas in cities including Dallas, Fort Worth, Houston, San Antonio, Mesquite, Anna, Lewisville, Crowley, Venus, and others. Use the Find a Home page to explore homes by city.


We offer affordable, mixed-income, senior 62+, and market-rate apartment homes. Each category has its own eligibility and pricing structure.


Applying for an Apartment

Visit the property's website and select the Apply Now link. Each community has its own application portal and required documentation.


Applicants are typically asked to provide government-issued ID, proof of income, employment verification, household information, and rental history. Requirements may vary by community.


Most applications are reviewed within 24 to 72 hours once all documents are received and verified.


Yes. If a community is full, you can join the waitlist directly through the Apply Now link on the property's website.


Income & Eligibility (Affordable and Mixed Income)

Income eligibility refers to the maximum household income allowed to qualify for affordable and mixed-income homes. Limits are based on the Area Median Income (AMI) published by state and federal agencies.

Yes. Income verification is required and may include pay stubs, tax returns, benefit statements, or employment verification.


Most communities require households to earn at least two to two-and-a-half times the monthly rent. Requirements vary by community.


Rent, Deposits, and Payments

No. Only affordable and mixed-income communities have regulated rent limits. Market-rate and senior 62+ communities do not have income restrictions.


Rent is paid through each community’s online resident portal. Payments can be made using bank draft or card, depending on the property.


Utilities vary by property. Each community page lists which utilities are resident-paid and which are included in the rent.


Living at a Palladium Community

Amenities vary by location but may include pools, playgrounds, fitness centers, business centers, dog parks, walking trails, community rooms, and resident programming.


Palladium communities are smoke-free in all indoor areas. Some outdoor designated smoking areas may be available depending on the property.


All communities offer on-site parking. Some properties also offer garages, covered parking, or reserved parking options.


Maintenance

Requests can be submitted through the property's resident portal or by contacting the leasing office directly.


Yes. Emergency maintenance is available at all Palladium USA communities.


Examples include flooding, loss of heat or AC in extreme weather, electrical hazards, gas leaks, major plumbing issues, or anything impacting safety.


Pet Policy

Yes. Palladium communities allow up to two pets per home.


Standard fees:


  • $200 refundable pet deposit per pet
  • $250 nonrefundable fee per pet
  • $15 monthly pet rent per pet


Prices may vary at our communities.


Aggressive breeds are restricted. Pets up to 75 lbs are allowed. Larger pets may be approved with management review.


Yes. Service and assistance animals are welcome and are not subject to pet fees or breed restrictions, per Fair Housing laws.


Senior Living (62+) Communities

Residents must be 62 years of age or older. Some communities may also have income limits depending on the program.


Amenities vary by community and may include elevators, accessible layouts, community rooms, activity areas, and on-site events designed for older adults.


Policies vary by community. Speak with the leasing office for age and household guidelines.
